additional comments: Rob Perry is absolutely the lowest form of human being on the planet. He will try and charge for multiple things illegally. His lease is completely illegal in NY state. After a month living there we had enough his bullshit and reviewed the lease finding multiple terms and conditions that make it an invalid contract in NY. When I threatened him with court he immediately canceled the lease and gave the security deposit back. Do not let him intimidate you and stand up for yourself. He is a fat slum lord and deserves to be treated as such.

additional comments: I moved in the latest to the apartment of 3, only 2 of which (including me) are occupied. I had called the maintenance to fix the ceiling above the kitchen area, where water from the upstairs apt unit’s bath room leaks. They never come and fix for ten months. When I moved out, they never give back the security deposit and even threaten me to face the legal team saying that the cleaning cost exceed my security deposit (4**$). I did not leave anything broken and I kept my room clean and I even collected all the garbages of my roommates so they can clean easily. They are so disgusting and fraudulent. They have bad reputation about security deposit especially over immigrants, who come and go back to their country. They know that those immigrants could not be able to go to the court and see them. Their properties are old and outdated. The heating system is also old and make a lot of noise in the middle of the night. Plz try to avoid that if you want to enjoy your student life at college. Without them, your life will be easier and happier.

additional comments: Rob is not good to deal with, very long winded and harsh. Maintenance guys in and out of the house all the time (multiple times a week) with no notice. Rent is overpriced. No parking spots except for a few "special" ones that he would charge you extra each month for if you wanted it. Rob charges a $250 maintenance fee (not returned), $75 key deposit and DOUBLE rent for a security deposit (which I just found out is illegal). Deposit is legally supposed to be returned 2 week from vacating, as well as a notice of any damages deducted, he is now going on 2 months of not giving my deposit back and I will probably have to take him to small claims court. He also tried to manipulate me over the phone, talking about when he gets another renter he'll get my deposit to me and telling me about his personal expense and family problems. I would go back and not rent from him if I could.

additional comments: Landlord owns multiple properties in the area. Apartments are clean, but very expensive given the area and lack of dedicated parking. 3 bedroom, 1 bathroom (claw foot cast iron tub) apartment - one bedroom has attached closed in porch area. Free laundry in basement a plus. Beware when he asks to renew the lease in advance of the lease agreement as he will attempt to double charge on some annual expenses (snow removal, etc). Stick to text interaction as he can be extremely long winded, and it’s best to have a record of what’s being negotiated. Security deposit took a long time (2 months) to return.
